108.829 m2
INVESTMENT OPPORTUNITY – OPERATING APPLE FARM WITH AGRIVOLTAIC POTENTIAL
Agricultural business | Approximately 10.88 hectares | Friuli-Venezia Giulia, Italy
An opportunity to acquire an operating apple farm in a flat rural area of Friuli-Venezia Giulia.
The property comprises approximately 108,829 m² of adjoining agricultural land, a residence, agricultural buildings and a storage building. A preliminary feasibility study is available for potential photovoltaic and agrivoltaic installations.
KEY FEATURES
Land area: approximately 10.88 hectares
Current activity: cultivation of Granny Smith and Gala apples
Flat, adjoining agricultural land
Overhead and drip irrigation systems
Independent water supply from a private well approximately 60 metres deep
Direct access from a public road and internal farm roads
Residence, agricultural buildings and storage building
Preliminary study of potential photovoltaic and agrivoltaic installations
AGRICULTURAL BUSINESS AND BUILDINGS
The farm currently specialises in apple cultivation, including the Granny Smith and Gala varieties.
The orchards are equipped with overhead and drip irrigation systems. Water is supplied independently through a private well. The property also has direct access from a public road, internal farm roads and existing agricultural infrastructure.
The buildings include a residence, agricultural buildings and a storage building. The residence has a wood-fired tiled stove, air conditioning, a hot-water boiler and an independent wastewater disposal system.
Agricultural machinery is not included in the Sale.
PRELIMINARY SOLAR ENERGY STUDY
A feasibility study examines three alternative concepts for a potential installation on the property:
Agrivoltaic installation within an area assessed as suitable: estimated nominal capacity of approximately 3.2 MWp.
Agrivoltaic installation also extending into an area not assessed as suitable: estimated nominal capacity of approximately 4.7 MWp.
Ground-mounted photovoltaic installation within an area assessed as suitable: estimated nominal capacity of approximately 4.0 MWp.
These are alternative concepts, not installations that have been built or approved. The study states that its technical results have an estimated accuracy of ±15%.
Any development requires further technical, agronomic, planning and environmental assessments, the applicable approval procedures and clarification of the grid connection. The study also identifies the need to assess potential impacts on a protected area, verify whether civic-use rights apply and respect the protected corridor along a watercourse.
INVESTMENT PROFILE
This opportunity may appeal to agricultural entrepreneurs, fruit production businesses and investors interested in evaluating a renewable energy project alongside the existing farming activity.
The apple farm is the current use of the property. The photovoltaic and agrivoltaic concepts are potential development options, subject to further assessment and the necessary approvals.
